Privacy policy
This is what we collect on stellarresidential.com, what we do with it, and how to reach us about it. It covers this website only. Each community we manage runs its own website and resident portal with its own privacy notice.

Who we are
This website is run by Stellar Residential, LLC, a property management company based in Phoenix, Arizona. We are the controller of any personal information collected here.

What we collect
Very little, and only what you give us or what a web server needs to work.
- The contact form. First name, last name, email, company, what you need, portfolio size and whatever you write in the details box. Only your first name and email are required.
- Email you send us. If you email info@ or [email protected], we receive your email address and what you wrote, including any résumé or attachment.
- Server logs. Our host, Netlify, records the IP address, browser type, requested page and time of each visit in order to serve the site and protect it from abuse. Form submissions are stored by Netlify and include the IP address at the time you submitted.
- Traffic counts. We measure site traffic with Netlify Analytics, which works from those server logs. It counts page views, pages, referring sites and countries. It uses no cookies and does not identify you.
We do not use advertising pixels, social media plug-ins, session recording or cookies of any kind on this site. See the cookie policy.
The community map
The map on our home page loads its background tiles from a map provider, either the OpenStreetMap Foundation or Stadia Maps. To fetch a tile your browser sends that provider your IP address and the map area requested, the same way it does for any image on the internet. Neither provider sets cookies through our site. Their notices are at osmfoundation.org and stadiamaps.com.
Why we use it
- To answer your inquiry and work out whether we are the right manager for your asset.
- To consider you for a role, if you applied for one.
- To keep the site running and secure.
- To see which pages people read, in aggregate.
We do not sell personal information, and we do not share it for advertising. We do not send marketing email unless you have asked us to, and any such email will say how to stop it.
Who else sees it
- Netlify, Inc., which hosts the site and stores form submissions on servers in the United States.
- Our email and office software provider, which stores the email you send us and our replies.
- Professional advisors, such as our lawyers or accountants, when needed.
- Authorities, if the law requires it or to protect our rights or someone's safety.
- A buyer or successor, if the company or this business line changes hands.
Links to LinkedIn, Instagram and the community websites take you to other companies' sites. Once you are there, their notices apply, not ours.
How long we keep it
We keep inquiry details for as long as we are talking with you about a property and for a reasonable period afterwards, in case the conversation restarts. Job applications are kept for the hiring process and for the period employment law requires. Server logs are kept by our host for a short period for security. We delete form submissions from Netlify once they have been dealt with.
Your choices
Email [email protected] and we will tell you what we hold about you, correct it, or delete it, unless we need to keep it for a legal reason. There is no account to manage and nothing to opt out of, because we are not tracking you. If you live in a state whose privacy law gives you additional rights and applies to us, you can use them through the same email address. We will not treat you differently for asking.
Security
The site is served over HTTPS. Access to form submissions and email is limited to the people who need it. If a security incident affects your information, we will notify you as Arizona law requires.
Children
This site is for property owners, developers and job seekers. It is not directed at anyone under 18 and we do not knowingly collect information from children.
Changes
If we change what we collect or how we use it, we will update this page and the date at the top. If a change is significant, we will say so plainly here.
