New construction
Pricing, staffing, marketing and absorption on new construction, from pre-leasing through stabilization. The senior team has taken tens of thousands of new units through lease-up, and it is the work they stay closest to.
Stellar has taken build-to-rent communities through lease-up and into stabilized operation across the Phoenix metro.
Who runs it
Over the course of his career, he has managed more than 35,000 units across multiple states for institutional owners and national developers and led the stabilization of more than 25,000 Class A units through lease-up.
Marketing and leasing
Pricing and revenue strategy, listings, traffic sourcing and lease-up campaigns, run under the property’s brand. Creative and campaign work goes to an outside firm with a track record in that property type, selected on its proposal and contracted directly. Stellar adds no markup to what the firm charges, and the property gets a specialist instead of whoever is on the payroll.
Case study
Village at Liberty Farms
Managed from pre-leasing
First move-ins were in February 2025. Twelve months later the community was 95 percent net leased, with asking rents above the pre-leasing schedule and concessions at 5 percent of scheduled rent once it stabilized. By January 2026 the only concession left was on the one-bedroom plan, the one floor plan still carrying vacancy.
Reporting
What we watch between the monthly reports
Financials tell an owner what already happened. These ten show up first, usually a month or two before they reach the operating statement, and they are what the team is looking at in the meantime.
Occupancy drift
Small weekly losses that do not look like anything until the month closes.
Vacancy by floorplan
One unit type carrying the vacancy while the property average still reads fine.
Renewal resistance
Renewals taking longer to close, or closing at smaller increases than the budget assumed.
Traffic quality
Tour counts holding steady while the leases stop happening.
Make-ready days
Units sitting between move-out and rent-ready, which is vacancy an owner is paying for twice.
Reputation
Review volume and rating, which move before leasing does.
