What it is like

Short lines, and nowhere to hide

Stellar’s whole leadership team is six people. A community manager who needs a decision on a concession, a hire, or a capital item gets one that week, from someone who has walked the property. That is the good half.

The other half is that a property missing its numbers gets noticed quickly, and the person who noticed will know your name. Some people find that a relief after a large company. Some do not, and it is better to know which one you are before you apply.

Andrina Shields staffs every community and handles training and placement across the portfolio. If you want a different role than the one you are in, she is the person to tell.

Leadership

Community Manager

You run the property. Leasing and maintenance both report to you, and so does the budget. You set pricing with the regional team, approve renewals, chase delinquency, walk make-readies, and answer to ownership for the result.

  • Two or more years managing a community, or a strong assistant manager ready to step up
  • Comfortable owning a budget and explaining a variance
  • Fluent in a major property management system

Leasing

Leasing Consultant

You tour, you follow up, and you close. The follow-up is most of it. You will also handle renewals, keep the tour path and models in shape, and know your competition well enough to answer why a prospect should sign here instead of there.

  • Sales or hospitality background, leasing experience helpful but not required
  • Weekend availability, since that is when people tour
  • Arizona driver’s license

Maintenance

Maintenance Manager

You run service for the community: the work order board, the make-ready schedule, the technicians, and the vendors. You decide what gets repaired and what gets replaced, and you are the one who has to be right about it.

  • HVAC certification, plus plumbing and electrical competence
  • Experience supervising technicians and managing vendors
  • On-call rotation

Maintenance Technician

Work orders, turns and preventive maintenance across the community. In a build-to-rent community that means driving between addresses rather than walking a building, so the day looks different than it does at a mid-rise.

  • General trades: appliance, plumbing, electrical, drywall, paint
  • HVAC certification or willingness to earn it
  • Arizona driver’s license and a clean record
